<p>The Poplar Regional Health &amp; Wellness Village is nestled on 130 acres within the Town of Collingwood, in the heart of Simcoe County and the southern Georgian Bay area, 90 minutes north of Toronto. Transforming a long-vacant industrially zoned greenfield site, the Poplar Regional Health &amp; Wellness Village will become a world-class regional complete mixed-use community centered around health, wellness, recreation, research and medical innovations, and environmental sustainability.</p>
<p>&nbsp;</p>
<p>Live Work Learn Play was engaged by DPML in June of 2021 as the integrated master development team charged with leading the transformation of the site. LWLP began by conceiving a compelling vision, market positioning, program, and conceptual master plan for the Poplar Village. LWLP then led an extensive community and political engagement process with local, regional, and provincial stakeholders to garner widespread project support. This culminated in an expedited provincial zoning order converting the lands from industrial to mixed-use  with substantial height and density allowances that enable the project’s realization, while unlocking significant land and development value. LWLP also secured a Memorandum of Understanding with Collingwood General and Marine Hospital facilitating its future relocation and expansion to the Poplar Village to anchor the Project.</p>

<p>Today, LWLP continues to actively lead, direct and manage the Poplar Regional Health &amp; Wellness Village development with DPML.</p>

<p>Live Work Learn Play was engaged by The Mosites Company (TMC) to transform a 52-acre former industrial (brownfield) site spanning 1.5 miles of shoreline along the Allegheny River, into a large-scale, mixed-use riverfront community. The new district aims to become one of Greater Pittsburgh’s signature waterfront neighbourhoods, offering a vibrant mix of commercial, residential (including workforce and affordable housing), civic, cultural and innovation uses, with a focus on health, well-being, active mobility, and environmental sustainability.</p>
<p>&nbsp;</p>
<p>Through extensive stakeholder and community outreach, as well as detailed market, demographic and economic research, analysis, and modeling, LWLP helped the Mosites team identify and evaluate the target market, establish a compelling and viable development vision, positioning and strategic direction, and directed the creation of a broadly supported conceptual development plan. LWLP also worked with TMC to engage all levels of government (local, county, state, federal) to successfully secure critical public funding, overhauled site zoning and development permissions, and major site infrastructure interventions.</p>

The site is the single largest contiguously owned parcel of development land remaining in the City of Toronto with the potential to be the largest real estate development in the history of Canada. The Woodbine Districts will be a model mixed-use complete community and serve as the central gathering place and urban “heart” of northwest Toronto area. <p>The Presidio of San Francisco is a park and former U.S. Army military fort on the northern tip of the San Francisco Peninsula in San Francisco, California, and is part of the Golden Gate National Recreation Area. In 1996, the United States Congress created the Presidio Trust to oversee and manage the interior 80% of the park&#8217;s lands, with the National Park Service managing the coastal 20%. In a first-of-its-kind structure, Congress mandated that the Presidio Trust make the Presidio financially self-sufficient. The Main Post is the heart of the Presidio. It marks the site of a Spanish garrison established here in 1776 and served as a Spanish fortification, which fell under Mexican control, and finally became an important U.S. Army post in 1847. The Presidio&#8217;s oldest existing buildings are found on the Main Post.</p>

<p>Located in the northeastern portion of the Indianapolis MSA, Saxony is a 750-acre mixed-use New Urbanist development that spans two municipalities (Fishers and Noblesville) along I-69 in affluent Hamilton County, Indiana. The three largest Indiana-based health care providers have located major medical facilities there, including an IU Health hospital. Launched in 2001, Saxony is projected at full build-out to have more than 3,500,000 square feet of office and light industrial space, 55 acres of parks and recreational areas, over 1,250 single and multi-family residential units, and more than 1,000,000 square feet of retail space with an expected daily workforce of more than 10,000 in and around Saxony.</p>

<p>Whistler Blackcomb is a ski resort located 121 km (75 mi) north of Vancouver, in British Columbia, Canada. By many measures, it is the largest ski resort in North America and has the greatest uphill lift capacity. In 1975 the Resort Municipality of Whistler (RMOW) was formed, the first Resort Municipality in Canada, and the act also created the Whistler Village Land Company who would oversee all development of the new Whistler Village. Intrawest Corporation purchased both Blackcomb (1986) and Whistler (1997), transforming them into what has been named the #1 Ski Resort in North America numerous consecutive years, and the resort was at the centerpiece of the successful 2010 Winter Olympics.</p>
