LWLP and CF Marché des Promenades

For more than 10 years, LWLP worked with Cadillac Fairview on its successful efforts to revitalize CF Promenades Saint-Bruno, the largest super-regional mall on Montreal’s South Shore and located in a commercial environment with over 2 million sq. ft. of space. A major component of this revitalization was the development of CF Marché des Promenades – the repurposing of over 130,000 sq. ft. of vacant space that formerly housed traditional commercial anchors for the mall. The goal was to create an innovative project that would complement, enhance and diversify the customer experience, drive new visitation to the mall, increase customer spending, and secure the overall long-term performance and value of this commercial asset for Cadillac Fairview.

LWLP contributed to every stage of the project’s realization, beginning with the initial market studies, strategy development, envisioning and positioning, through to financial analysis, planning, design, programming and implementation. Working as an integrated part of Cadillac Fairview’s development team, LWLP was responsible, through our Targeted Leasing and Casting (TLC™) process, for identifying and attracting “best-in-class” businesses from across Quebec to curate an unprecedented and dynamic community of over 40 food-related operators under one roof.

The pandemic had a significant impact across the retail and food industries, and on small businesses in particular, creating one of the most challenging retail leasing environments in a generation. Despite this, Cadillac Fairview and LWLP delivered on all aspects of development and leasing for a successful opening of Marché des Promenades to the public in August of 2021.
